Terms of Service
Effective date: October 13, 2026
These Terms of Service ("Terms") are an agreement between you and DealReady LLC ("DealReady," "we," "us," or "our"). They cover your use of thedealready.com and the DealReady tools, calculators, trackers, reports, and data (together, the "Service"). By creating an account, buying a plan, or using the Service, you agree to these Terms. If you do not agree, do not use the Service. Our Privacy Policy explains how we handle your information.
1. Who can use DealReady
You must be at least 18 years old and able to enter into a binding agreement. If you use the Service for a company, you confirm that you can accept these Terms for that company.
2. Your account
- You need an account to use paid tools and saved-account features. The free Deal Analyzer may be used without an account. Give us accurate information and keep it up to date when you create an account.
- Your account profile may include your name, phone number, and business details. Email and SMS marketing preferences are optional, separate choices in account creation or settings.
- Keep your password private. You are responsible for activity that happens under your account.
- Accounts are for one person. Do not share your login or resell access.
- Tell us right away at info@thedealready.com if you think someone else has used your account.
3. Plans and what they include
- Free: the Deal Analyzer.
- Basic ($49 per month): every DealReady tool, including the Deal Analyzer, Fix & Flip Live Deal Tracker, Rehab Estimator, Private Money Lending Calculator, Underwriting Assistant, and DealReady Market Pulse.
- Premium ($97 per month): every DealReady tool plus access to all current and future video courses while your Premium membership is active.
- The First Flip Field Guide ($7 one time): a digital PDF sent to the email address entered at checkout. You do not need a DealReady account to buy it.
We may add, change, or remove features over time. If we make a change that significantly reduces what a paid plan includes, we will tell you in advance, and you may cancel.
4. Billing and automatic renewal
- Paid plans are monthly subscriptions. Your subscription renews automatically each month and your payment method is charged until you cancel.
- Payments are processed by Stripe. By subscribing, you authorize us, through Stripe, to charge your payment method for each billing period and for any one-time purchases you choose.
- For a digital guide purchase, make sure the email address entered at Stripe Checkout is correct. We send the PDF to that address after Stripe confirms payment. Contact support if it does not arrive.
- Marketing email and text messages are optional. You may choose email or SMS updates during account creation or in account settings. Stripe may also offer an email-promotions choice during eligible checkouts, and Field Guide buyers can separately opt in to text updates after purchase. We send marketing only if you opt in to that channel. You can unsubscribe from marketing email or reply STOP to marketing texts at any time; message and data rates may apply. Consent is not required to create an account or buy.
- Prices are in U.S. dollars and do not include taxes unless stated. You are responsible for any applicable taxes.
- If a payment fails, we may pause or end your paid access until the balance is paid.
- We may change prices. We will notify you before a price change takes effect, and the new price will apply starting with your next billing period after the notice. You can cancel before then.
5. Canceling and refunds
- You can cancel at any time from your Account page by opening the billing portal.
- When you cancel, you will not be charged again. You keep your paid access until the end of the billing period you already paid for.
- When Premium ends, access to the video-course library ends with it. You will lose access to unfinished courses and future courses unless you have separately purchased that course under its offered terms.
- Payments are non-refundable. We do not give refunds or credits for partial months, unused time, or plan downgrades, except where the law requires it.
- Digital guide purchases are non-refundable after delivery, except where the law requires otherwise. If we cannot deliver the purchased file, contact us so we can resolve the delivery issue or provide a refund where appropriate.
- If you switch plans, the billing portal will show how the change is handled before you confirm it.
- See our Refund & Cancellation Policy for details.
6. Promo codes and lifetime access codes
Enter any applicable promotion code in Stripe Checkout. The code's discount and terms are shown there before you complete the purchase.
- Promo codes are provided at our discretion, apply only to the plan and period stated, have no cash value, and cannot be combined unless we say so.
- A code that gives 100% off with no end date ("lifetime access") keeps your selected plan active at no charge for as long as your account stays in good standing and we continue to offer that plan or a replacement for it.
- Codes may not be sold, traded, or shared publicly. We may cancel a code, or the access it provides, if it was obtained or used in violation of these Terms.
7. Market Pulse ZIP requests
Active Basic and Premium members may request a ZIP code that Market Pulse does not already cover for a one-time $10 fee per ZIP. We will make reasonable efforts to add the requested ZIP, but we do not guarantee a delivery date, and some areas may have limited data. If we cannot add a requested ZIP, we will refund that request fee. Otherwise, ZIP request fees are non-refundable.
8. Not financial, legal, or investment advice
DealReady provides tools for education and planning. Nothing in the Service is financial, investment, lending, legal, tax, accounting, or real estate advice, and DealReady is not acting as your broker, lender, agent, or advisor. Real estate investing and private lending involve risk, including the possible loss of money. You are responsible for your own decisions, for verifying every number, and for getting advice from qualified professionals. Read our Investment Risk Disclaimer for more information.
9. Estimates and data accuracy
Calculator results, projections, reports, and PDFs are estimates based on the information you enter and on assumptions built into the tools. Rehab Estimator ranges are for planning and underwriting; obtain and evaluate qualified contractor bids before making an offer or beginning work. Market Pulse data may be delayed or incomplete and may contain errors. We do not guarantee the accuracy, completeness, or timeliness of any output or data, or that any deal will perform as projected.
10. Your information and uploads
- You own the deal information, notes, transactions, names, and logos you enter or upload ("Your Content").
- You give us permission to store, process, and display Your Content as needed to operate, secure, and improve the Service for you, such as saving your trackers and creating your PDFs.
- If you choose to include eligible actual project costs in estimator calibration, you also give us permission to create and use de-identified, aggregated statistics from those costs to improve future estimator models. We do not use your name, account, property address, vendor details, or individual project record in those aggregate statistics.
- You confirm that you have the right to use Your Content, including any logos, company names, or information about other people you add to reports.
- Keep your own copies of important information. We are not responsible for lost data except as required by law.
11. Acceptable use
You agree not to:
- Get around or try to get around logins, paywalls, or other access controls;
- Copy, scrape, resell, or redistribute the Service, its tools, or Market Pulse data, except for reports you create for your own deals;
- Reverse engineer the Service or use it to build a competing product;
- Upload anything unlawful, harmful, or that infringes someone else's rights;
- Use the Service to mislead lenders, investors, buyers, or anyone else; or
- Interfere with the Service, its security, or other users.
12. Our property
The Service, including its design, software, calculators, formulas, text, logos, and compiled data, belongs to DealReady LLC or its licensors and is protected by law. We give you a limited, personal, non-transferable right to use the Service under these Terms while your account is active. The DealReady name and logo may not be used without our permission, except as they appear on reports generated by the Service.
13. Third-party services
We use third-party providers to run the Service, including Stripe for payments, Supabase for accounts and data storage, Resend for transactional email delivery, Netlify for hosting, the U.S. Census Bureau when you request a property-location lookup, and Brevo when you opt in to marketing. Your use of those services may also be subject to their terms. We are not responsible for services we do not control.
14. Suspending or closing accounts
You may stop using the Service and cancel at any time. We may suspend or close your account if you break these Terms, fail to pay, create risk or legal exposure for us or others, or if we stop offering the Service. If we close your account without cause, or discontinue a paid plan you are subscribed to, we will refund any prepaid amount for the unused part of your current billing period.
15. Disclaimer of warranties
The Service is provided "as is" and "as available." To the fullest extent allowed by law, DealReady disclaims all warranties, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not promise that the Service will be uninterrupted, error-free, or secure.
16. Limitation of liability
To the fullest extent allowed by law, DealReady LLC and its owners, employees, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost investment returns, lost data, or business losses, arising from or related to the Service. Our total liability for any claim related to the Service will not exceed the amount you paid us in the 12 months before the claim arose, or $100, whichever is greater.
Some places do not allow certain limits on liability, so some of these limits may not apply to you.
17. Indemnification
You agree to defend and hold harmless DealReady LLC and its owners, employees, and partners from claims, losses, and costs, including reasonable attorneys' fees, arising from your use of the Service, Your Content, your investment or lending decisions, or your violation of these Terms.
18. Governing law
These Terms are governed by the laws of the State of Wyoming, without regard to its conflict-of-law rules. Any dispute related to these Terms or the Service will be handled in the state or federal courts located in Wyoming, and you and DealReady agree to those courts' jurisdiction. Before filing a claim, please contact us so we can try to resolve the issue informally.
19. Changes to these Terms
We may update these Terms. We will post the updated version here with a new effective date, and we will notify you by email or in the Service before significant changes take effect. If you keep using the Service after changes take effect, you accept the updated Terms.
20. General
If any part of these Terms cannot be enforced, the rest stays in effect. If we do not enforce a right, we have not given it up. You may not transfer these Terms without our permission; we may transfer them as part of a merger, sale, or reorganization. These Terms are the full agreement between you and DealReady about the Service.
