Privacy Policy
Effective date: October 13, 2026
This Privacy Policy explains how DealReady LLC ("DealReady," "we," "us," or "our") collects, uses, and protects information when you use thedealready.com and the DealReady tools (the "Service"). By using the Service, you agree to this policy. It should be read together with our Terms of Service.
1. Information we collect
Information you give us
- Account information: your email address, password, name, and optional phone number. Passwords are stored in a protected, encrypted form by our account provider; we cannot see them.
- Profile information you choose to add: your name, phone, title, business name, website, business phone, and business address.
- Profile photo: if you upload one, we store a resized copy. It is shown in your account menu and Account page, and it is stored at a web address that anyone with the exact link could open, so only upload a photo you are comfortable sharing.
- Deal information you save: projects in the Fix & Flip Live Deal Tracker, including property addresses, dates, prices, budgets, transactions, notes, deal year, and status.
- Rehab estimates and actual project costs: property details, linked tracker project, renovation scope, estimate versions and assumptions, cost ranges, actual amounts paid, contractor quotes or bids, vendor details you enter, notes, and your choices regarding recording project actuals.
- Requested property location lookup: if you choose to resolve property location geography, we send the street address you entered to the U.S. Census Geocoder. We store the matched address geography, such as ZIP code, county, and state, with the estimate. Resolving the location does not create a public listing.
- Market Pulse ZIP requests: the ZIP codes you request and the status of each request.
- Digital guide purchases: the first and last name and email address entered at checkout, Stripe checkout and customer IDs, amount paid, whether the guide email was delivered, your separate email/SMS marketing choices, and the time and wording version of any consent. If you opt in to texts after purchase, we also store the mobile number you submit on the signup form. An account is not required to buy a guide.
- Feature suggestions: the text you choose to submit through the Suggest a Feature form. We email it to our product inbox for review; do not include passwords, payment details, or other sensitive information.
- Messages: anything you send us by email, such as support questions.
Payment information
Payments are handled by Stripe. We do not receive or store your full card number. At subscription checkout, Stripe collects payment details and may collect your name, email, phone number, and billing address. Stripe shares limited details with us, such as your name, email, phone number, billing address, customer ID, subscription ID, plan, subscription status, and billing period. For a guest guide purchase, Stripe Checkout collects the buyer's first and last name and email so we can deliver the PDF and support the order. A phone number for guide-related marketing texts is requested separately after checkout and only with your explicit SMS consent.
Information collected automatically
- Sign-in cookie: a cookie that keeps you signed in and lets our servers confirm which tools your plan includes.
- Browser storage: the Deal Tracker and tools save a copy of your work in your browser so it loads quickly and is not lost if your connection drops.
- Basic technical data: like most websites, our hosting and service providers automatically receive information such as your IP address, browser type, and the pages you request, for security and to keep the Service working.
We do not use advertising trackers or third-party analytics on the Service.
2. Information that stays on your device
Numbers you enter into client-side calculators, and the "Prepared by," "Prepared for," and company logo details you add to PDF reports, are used in your browser to show results and create your PDF. Unless a tool specifically saves them to your account, such as the Deal Tracker or Rehab Estimator, we do not store them on our servers.
3. How we use information
- To create and manage your account and let you sign in;
- To process payments, manage subscriptions, and control access to paid tools;
- To save, version, and load your deal trackers and rehab estimates;
- To improve the accuracy of your own eligible future estimates when you choose to include comparable project actual costs in calibration;
- When you choose to include eligible actual costs in calibration, to generate de-identified market statistics across geographic regions, such as state and postal levels, for future estimator improvements. We remove direct identifiers and do not include property addresses, vendor details, or individual project records in those statistics;
- To resolve a property address to standardized geography when you request a location lookup;
- To send account emails, such as email confirmations, password resets, receipts, purchased digital guides, and important notices about the Service or these policies;
- To send marketing email or text messages only when you separately opt in to that channel, and to keep a record of your choice;
- To review feature suggestions and plan improvements to our tools and education;
- To respond to your questions;
- To protect the Service, prevent fraud and abuse, and fix problems; and
- To follow the law.
Account creation and purchases do not subscribe you to marketing. You can separately opt in to email or text updates during account creation or in your account settings. The Field Guide checkout may also offer an optional email-promotions choice, and text consent is requested separately on its post-purchase page. Neither is a condition of account creation or purchase. You can unsubscribe from marketing email using its unsubscribe link. For marketing texts, reply STOP to opt out or HELP for help; message and data rates may apply.
4. How we share information
We do not sell your personal information. We share information only with:
- Service providers that help us run the Service: Supabase (accounts and private file storage), Stripe (payments), Resend (transactional email delivery), and Netlify (website hosting). The Service also loads fonts and code libraries from providers such as Google Fonts, jsDelivr, and cdnjs, which may receive your IP address when your browser loads them. These providers may use information only to provide their services.
- U.S. Census Bureau: when you request a property location lookup, we send the street address to its Geocoder API to return standardized geography. We do not send your renovation scope, estimate, or actual-cost history.
- Marketing provider: if you opt in to either channel, we share your name and email address with Brevo to manage the updates you chose. We share your phone number only if you separately opt in to marketing texts. We keep a record of your choices. We do not send your business profile fields to Brevo. We will not add you to a marketing list just because you create an account or make a purchase.
- Legal and safety reasons, when we believe it is required by law or needed to protect the rights, property, or safety of DealReady, our users, or others.
- Business transfers, if DealReady is involved in a merger, sale, or reorganization. Any new owner will be required to protect your information consistent with this policy.
5. How long we keep information
We keep your account and saved deal information while your account is active. We keep purchase and delivery records as needed to provide the guide, handle support, prevent fraud, and meet legal, tax, or accounting requirements. If you ask us to delete your account, we will delete or anonymize your personal information within a reasonable time, except for records we must keep for those reasons. De-identified aggregate statistics that can no longer be linked to you may be retained.
6. Your choices and rights
- Access and update: you can view and update much of your information in the Service.
- Delete: you can delete individual trackers in the Deal Tracker. To delete your whole account, email us.
- Copy of your data: you can ask for a copy of the personal information we hold about you.
- Estimator calibration: you can choose whether an eligible actual-cost entry is included in calibration. Changing that choice affects future calibration and aggregate processing; it does not remove de-identified aggregate statistics that have already been created.
- Cookies and browser storage: you can clear them in your browser settings, but you will be signed out and some features may not work.
- Marketing: you can unsubscribe from marketing email at any time or reply STOP to a marketing text. Opting out does not affect transactional messages needed to deliver a purchase or service notice.
To make a request, email info@thedealready.com from the email address on your account. We may need to confirm your identity first. Depending on where you live, you may have additional privacy rights under local law, and we will honor them as required.
7. Security
We use reasonable safeguards to protect your information, including encrypted connections (HTTPS), access controls that limit each user to their own saved data, and trusted providers for accounts and payments. No online service can be completely secure, so please use a strong, unique password and keep it private.
8. Children
The Service is for adults 18 and older. We do not knowingly collect information from children. If you believe a child has given us information, contact us and we will delete it.
9. Where information is processed
DealReady is based in the United States, and our providers may process information in the United States and other countries. By using the Service, you understand that your information may be processed outside your home state or country.
10. Changes to this policy
We may update this Privacy Policy. We will post the updated version here with a new effective date, and we will notify you by email or in the Service before significant changes take effect.
